
Implenia, a preferred partner for construction and tenants’ interior design needs
The Kyoto building is currently under construction and will be delivered in the summer of 2024. What is Implenia’s role in the project?
Implenia is the general contractor for the Kyoto project. We are managing all the work and coordinating the various contractors during construction, in collaboration with the architect LRS and Swiss Life Asset Managers.
In addition to the construction of the building, you are offering to help tenants with their fit-out. Is this a tailor-made, turnkey service and what are the advantages for these companies and associations?
We assist a number of tenants with their interiors, providing turnkey, customized finishes that meet all their needs. This assistance has many benefits for tenants. Firstly, it enables them to move in as soon as the building is handed over in June 2024, as we can plan the fit-out in parallel with the construction, which is not always possible when third parties are responsible for the fit-out. We are also offering future tenants a great deal of flexibility, while ensuring continuity in the technical aspects of the space. As a result, they can benefit from spaces that are entirely personalized according to their desires and the latest trends in interior design.
In your opinion, what are the advantages of the Kyoto building for those involved in the Quartier des Nations?
Kyoto offers many advantages for tenants. It’s located in a quiet neighborhood in the privileged setting of Green Village and its green park. The building is also close to several public transportation lines, and the extension of the tramway will make it even more attractive in the future. Last but not least, it is a modern, environmentally friendly building on a human scale that will promote synergies.
The Kyoto building is an example of energy efficiency, especially thanks to the SNBS label. What are the benefits for future tenants?
The ecological aspect of the building is crucial for its occupants. Micro-grids powered by photovoltaic panels on the roof will allow for on-site consumption. Combined with a geothermal heating and cooling system, Kyoto will offer its tenants ideal comfort whatever the outside climate. This is a perfect response to today’s energy efficiency concerns.
